Pre-Drywall Inspection

Inspection of a home before the walls are put up. Visual inspection of the electrical wiring and junction box placement, framing, foundation slabs, walls and drains, footings, notching of floor joists, firestop material, pier pads, crawlspace, retaining walls, plumbing pipe placement, waterproofing, flashing for windows and doors, wall studs, any missing metal clips, and the placement of HVAC air ducts and registers. This inspection checks all these things to make sure the home is built safely and according to standards.

Partial Inspection

This partial inspection will focus on up to two systems of the home, and will include a thorough examination of all components found within those systems. The specific systems to be inspected will be determined by the homeowner or the real estate agent, based on their needs and concerns. For example, the homeowner may choose to have the electrical system and plumbing system inspected, while the real estate agent may request an inspection of the HVAC system and roof. During the inspection, the inspector will evaluate the condition of each component within the selected systems, looking for defects, safety hazards, and other issues that could affect the home's value, safety, or habitability. The inspector will provide a detailed report of their findings, including recommendations for repairs or further inspections as needed. During the inspection, the inspector will scan the home's interior and exterior surfaces, including walls, ceilings, floors, and roofs. The inspector will then use a moisture meter or other equipment to confirm the presence of moisture and determine the extent of the damage.  This inspection is crucial for identifying hidden water damage that may lead to microbial bacteria growth or structural damage if left untreated. Systemized Inspections provides additional home inspection services such as pool, spa, or hydro-therapy tub inspections. We thoroughly check to be sure the pool pumps work, the liner is in good condition, heaters work well, ensure the electrical outlets are in good working order, inspect steps and ladders for safety, see if there are proper pool cleaning equipment, electric lights, other safety issues and  things outside of the simple visual appeal a pool, hot tub or spa can bring!

Our chimney and fireplace inspection service provides a thorough and detailed assessment of your chimney and fireplace using a borescope camera. A borescope is a flexible camera that can be inserted into tight spaces, allowing us to see inside your chimney and fireplace without causing any damage. By using a borescope camera, we can detect any potential issues that may be invisible to the naked eye, such as cracks, gaps, or blockages in the flue, or debris buildup in the chimney. Our trained and certified inspectors will carefully examine the interior of your chimney and fireplace, looking for any signs of damage, deterioration, or safety hazards. We will also check for proper ventilation, draft, and clearances to combustible materials.

Lawn Irrigation System Inspection

A lawn irrigation system inspection involves a thorough assessment of the home's sprinkler system to ensure that it is functioning properly and efficiently. The inspector will typically begin by checking the water pressure and flow rate of the system, as well as the operation of each individual sprinkler head. The inspector will also examine the irrigation control panel to verify that it is properly programmed and that all zones are operating as intended.  During the inspection, the inspector will look for any visible signs of damage or wear and tear, such as broken sprinkler heads, cracked pipes, or leaking valves. The inspector will also check for proper spacing and coverage of the sprinkler heads to ensure that the entire lawn is receiving adequate water.

Infrared Scans

We use an Infrared Camera (or Thermal Imaging Camera) during our inspections to uncover unknown safety hazards within the electrical system or identify the presence of plumbing leaks within the walls or ceilings. Infrared imaging is the newest technology available. It can detect the presence of moisture, which can promote the growth of toxic molds, when they cannot be seen by the naked eye.

Inspecting Mobile Homes and Manufactured Homes is important. They include raised foundations that must be accessed to evaluate the condition of the foundation, grading and drainage, plumbing, electrical and more.
